Zoning File 11442 <br />September 8, 1989 <br />Page 2 of 2 <br />Planning Commission Recommendation - The Planning Commission <br />voted two in favor, three against on a motion to recommend <br />approval. The Planning Commission members opposed to the <br />subdivision stated the opinion that the subdivision creates two <br />marginal lots but would make one good buildable lot as it now <br />exists. Planning Commission also referred to the need for lot <br />width variances as a justification for denial. Note that when <br />the subdivision was originally reviewed in 1987, Planning <br />Commission at thr.t time voted 4 to 2 for approval, with Council <br />voting 4/0 for approval. <br />Staff Recommendation - Since the need for lot width variances is <br />inherent with the historic shape of this property, that would <br />seem to be a reasonable hardship in staff's opinion for granting <br />of those variances. Although these lots may be somewhat limited <br />due to lot configurations and slopes, each lot contains more than <br />two dry buildable contiguous acres and has met all other <br />standards so that a residence can be constructed without further <br />variances. Staff wo-ild therefore recommend preliminary plat <br />approval per the attached resolution, which is nearly identical <br />to the preliminary plat approval resolution adopted in 1987. <br />Notes Apparently some of the survey stakes placed in 1987 have <br />been removed or disappeared according to the neighboring property <br />owner.
