Zoning F_le #1440 <br />September 11, 1989 <br />Page 3 of 4 <br />Building Utilities - <br />Applicant must relocate gas meter on the south side of the <br />building to an approved location and be approved by the City <br />inspector. <br />Building Plans - <br />No building plans are required for this type of improvement. <br />Signage - <br />No new signage has been proposed. <br />Building Code Plan Review - <br />A building permit is require3 for the installatior of the <br />neumatic drive-in banking system and any changes to the teller <br />window area. <br />Fire Code Plan Review - <br />Fire lane signs should be posted on the north side of the <br />lot adjacent to the building. <br />SAC Units - <br />None required. <br />Staff Recommendation - <br />Staff recommends approval of the commercial site plan review <br />based on the following findings: <br />1. The property is located within both the B-3 and B-4 <br />commercial zoning districts. The total area of the property <br />is approximately 25,000 s.f. The predominate zoning <br />district is B-4 and requires 20,000 s.f. of area. The <br />property is 100' wide and the B-4 zoning district requires <br />100' width. <br />2. The bank has operated at the site since 1964. <br />3. The applicant proposes installing a second remote lane <br />adjacent to the existing one on the south side of the <br />existing structure. <br />4. The installation of the second remote lane will also <br />necessitate removal of sections of the existing retaining <br />wall and installing a 6" curb along the south property line <br />which will be maintained on the applicant's property. <br />
