At least <br />one parking space for each 200 s.f. of floor area. <br />Existing Parking Spaces = 26 spaces <br />Required = 2,899.83 s.f./200 = 14.49 or 15 spaces <br />No additicnal parking is proposed in this application. <br />After reviewing the plan and the site, staff recommends that: <br />1. Concrete curb and gutter should be provided around <br />parking and driveway areas, or tire stops should be provided <br />at each parking space. <br />2. A plan showing a typical section for the driveway area <br />should be provided. <br />Access - Traffic Flow - <br />Access to the site will be the existing access which will <br />not change. This access was approved by Hennepin County <br />Department of Transportation during the Navarre upgrading of <br />County Road 15. <br />Traffic Flow - Staff recommends the following: <br />1. Parallel parking be prohibited on the north lot line <br />adjacent to the building. <br />2. Signs to be installed at the southwest corner directing <br />the driver to wai* for open drive-in teller area. <br />3. A warning sign to be posted on the southeast corner of <br />the structure denoting merging traffice. <br />Landscaping - <br />The plans show that there will be no additional trees <br />to the site. A green area will be located at the turn into <br />teller area as noted on Exhibit G. <br />Drainage - <br />In Exhibit H, Cook requests additional to.-)og:aphic <br />information along shared southern lot line to define drainage <br />from drive area. Applicant's engineer/surveyor will provide this <br />information by the latter part of this week. The engineer's <br />final review comments will be presented at your meeting. <br />
