Box 66 <br />Crystal Bay, MN 55323 <br />Dear Mr. Gaffron: <br />IKIG <br />RE: Proposed Plat - Lot 1, Block 1 of Willow Run - Kevin Hawkinson <br />CSAH 6, Northwest quadrant of Willow Drive <br />Section 28, Township 118, Range 23 <br />Hennepin County Plat No. 1772 <br />Review and Recommendations <br />Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County review of <br />proposed plats abutting County roads. We reviewed the above plat and make the <br />following comments: <br />- No additional right of way required by Hennepin County along CSAH 6 in the area <br />of this plat at this time. The existing 50 feet from the center of CSAH 6 is <br />acceptable to Hennepin County. <br />- ( - future channelization at this intersection as part of the CSAH 116 extension <br />the developer should dedicate an additional 17 feet of right of way along the <br />frontage abutting Willow Drive making the right of way 50 feet from the center <br />of Willow Drive. <br />- To increase the spacing from the street intersection and the driveway, the <br />driveway to Lot 2 must be moved to the north lot line of Lot 2. The new access <br />to Lot 1 must be located to the north lot line of Lot 1. All geometrics of the <br />access must be coordinated with Steve Theis, Hennepin County Preliminary Design <br />Engineer. <br />- Any new access to a county road or any revision to an existing driveway requires <br />an approved Hennepin County entrance permit before beginning any constiuctiuli. <br />Contact our Operations Division for entrance permit forms. <br />- All proposed construction within County right of way requires an approved <br />utility permit prior to beginning construction. This includes, b6t is not <br />limited to, drainage and utility construction, trail development, and <br />landscaping.
