An area 130' in east/west width and 140' in north/south width at the <br />northwest corner of the property shall be devoted exclusively for <br />drainfield sites and drainfield setbacks. No building construction <br />shall encroach upon this defined area. The drainfield sites shall be <br />fenced off during house construction. <br />2. Approval of a separate driveway for proposed Lot 1 onto Willow Drive, <br />location and culvert subject to approval of Public Works Department. <br />3. Dedication on the plat of an additional 7' of right-of-way for Willow <br />Drive, creating a 40' right-of-way from the center line. <br />4. Standard drainage and utility easements to be shown on the plat along <br />all property boundaries. <br />5. A 20' drainage easement shall be dedicated on the plat between the <br />pond and the west lot line of Lot 1. Current Conservation & Flowage <br />Easement over the pond shall remain in effect. <br />6. Pending flood plain information to the contrary, wetland setbacks in <br />the vicinity of the pond shall be measured from the 1034' contour as <br />shown on the topographic survey. No setback shall be required from <br />the 20' drainageway easement. <br />7. Applicant shall remove one or more existing accessory buildings so <br />that the total footprint area of remaining accessory buildings does <br />not exceed 2,400 square feet. <br />8. Payment of Park Fee for Lot 1 in the amount of $200.00 per the current <br />fee schedule. <br />Applicant's next scheduled meeting is confirmed as: <br />City Council Monday, September 11, 1989; meeting starts at 7:00 p•m• <br />If you desire certified copies of the official Planning Commission <br />minutes, they are available from the City Recorder after review and <br />approval by the Planning Commission. <br />
