FA_ <br />Property Area No. 5 - <br />Description - This small parcel of 13 acres represents the <br />property most difficult to develop effectively because of its <br />narrow depth between Highway 12 and the existing Ringerswood <br />residential area. The area however, does not have soil <br />limitations, wetland limitations, or slope concerns found in <br />other areas (see Appendix E). The shape and size of this parcel <br />does present a problem for the installation of a frontage road in <br />this area. <br />area. <br />Discussion of Alternatives - <br />Alternatives as indicated above .;re very limited for this <br />1. Developed According Current Zoning - This parcel is <br />relatively small and presents constraints regarding <br />development as found in other area in the corridor. <br />2. Commercial/Retail/!I ltiple Families - Alternative <br />development in the northeast quadrant of Willow Drive and <br />Highway 12 would be of a commercial office/retail nature. It <br />is anticipated that any development on the north/east side <br />of the frontage road would be of a multi -residential nature. <br />The possible inclusion of two residential lots (A & B) which <br />were not originally included in the study would allow for <br />appropriate buffering between the multi -residential and the <br />single family development in Ringers Wood. <br />53 <br />l <br />
