Zoning File #E1428 <br />Page 9 <br />Additional Co�ents and Pla.. csng Commission Recomendation - <br />September 8, 1989 <br />The Planning Commission unanimously supported the formal <br />ar:F.l.ication for a PUD rezoning by Mr. Otten noting the similarity <br />kn the current plan and an earlier rezoning application review <br />submitted by the applicant earlier this year. The Planning <br />Commission adopted the majority of staff comments noted under the <br />Comprehensive Land Use section and Commercial Site Plan section <br />or this memo. The Planning CommiF.9ion had the following <br />additions to staff's comments: <br />1. In considers*ion of the fact that the City will not <br />require the c - .ction of the east/west road as a result <br />of this imprr but allow the applicant to use private <br />interior dr.' the Planning Commission encourages the <br />City to wor A nDot to allow Mr. Otten the temporary <br />access off of h-,,..way 12 for ingress use only. In addition, <br />the Planning Commissi-r�directed applicant to provide <br />appro-^riate signage for "ingress traffic" only, once again, <br />subject to titiDot's final approval. <br />2. Curving of the proposed road, C, to the south of <br />Lot 1 is to be straightened. <br />3. With the cation of the additions! 10' of right-of- <br />way for Lhe .jigtiway 12 safety improveme.its, the Planning <br />Commission hps asked staff to confirm that there is adequate <br />area within the proposed utility easement to be taken for <br />sewer and water lines along the southern boundary. <br />Applicant was advised that no structures could be installed <br />within said utility easement noting that the proposed <br />parking area was acceptable. <br />4. Applicant must provide formal signage plans as part of <br />the commer-Aal site plan review. <br />V c- L ncl---.�d resolution has been drafted approving <br />general concept stage for the PUD rezoning, preliminary <br />subdivision, vacation and commercial site plan. <br />
