Note applicant has provided a berm within <br />Outlot A and along the southern boundary of proposed Lot 1 <br />providing spruce plantings for year-round screening. The <br />City may wish to continue planting within Outlot B providing <br />screening along the well site property from the residential <br />^a. Plantings adjacent to curb cuts must be of a size and <br />to prevent any sighting problems. Staff has no <br />ons or problems with the proposed landscaping by <br />cant. <br />6. If approved by Planning <br />Commission, approval must be based on hardships. <br />7. Signage and lightinq. An individual pylon sign is <br />proposed at the corner of Willow Drive and Highway 12. <br />A) Height. <br />Allowed height = 32' <br />Proposed = 23'2" <br />B) Setback. <br />Required = 10' <br />Proposed = 20'+ <br />Applicant is limited to 50 square fee, of signage for a <br />single sign. A total signage plan must be submitted noting <br />area of all signage within final development plans. <br />Lighting. Light poles are proposed within nursery sales area <br />at a maximum 30' height. Shielding is provided (review <br />Exhibit S). The City currently has no standards for height <br />of light poles except for the comprehensive 30' maximum <br />height for City. The standard does call for the sh= gilding <br />of lighting from adjacent residential and - c riadway <br />areas. <br />General Staff Cauments Concerning Conceptual Stage Nf Site <br />Plan - <br />1.
