Ordinance Amendment, Oversized Accessory Structures <br />May 16, 1989 <br />Page 2 of 2 <br />6. All oversized accessory structures must meet principal <br />structure setbacks, and in no case can be less than 30* from <br />the side or rear lot line, and must be behind the front line <br />of the house. <br />7. Oversized accessory structures are subject to the <br />current "30*maximum/no higher than principal residence <br />standard. <br />8 <br />to <br />. All permitted oversized accessory structures are subj <br />o a written covenant with the City that does the followi <br />oct <br />ng: <br />A) If a subdivision occurs, the structure must stay on <br />a lot with a principal structure. If it doesn't, the <br />Council could grant a short grace period in which to <br />construct a principal structure, or could require that <br />the oversized accessory building be removed. <br />B) If a subdivision occurs, the lot area required to <br />accommodate that oversized structure must be retained. <br />C) Likewise, the required oversized <br />structure setbacks must be retained. <br />accessory <br />Staff anticipates a standard format covenant would be <br />drafted, and its execution required prior to building permit <br />issuance. <br />9. Non-roofed oversized accessoiy structures such as tennis <br />courts, etc. would continue to be allowed, but would be <br />required to meet principal structure setbacks as well as <br />hardcover requirements where applicable. <br />10. All lots less than 2 acres in area are limited to 15% <br />lot coverage by structures, not including tenis courts, <br />pools, and other non-covered structures. <br />Staff Recommendation - <br />Staff recommends approval of the proposed ordinance as <br />recommended by the Planning Commission. <br />lA^Ce
