MONO CITY OF ORONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> ?- ' NO. 7586 <br /> �A 4 <br /> kESHO0" <br /> A RESOLUTION <br /> GRANTING FINAL PLAT APPROVAL <br /> OF THE COMMON INTEREST COMMUNITY PLAT: <br /> "ORONO GARAGE CONDOMINIUM" CIC PLAT <br /> PHASE 1: BUILDINGS 1 AND 2 <br /> FILE NO.LA 24-000068 <br /> WHEREAS,the City of Orono (hereinafter the "City") is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; and <br /> WHEREAS,the City Council of the City of Orono (hereinafter"City Council") has <br /> adopted subdivision and land development regulations for the orderly, economic, and safe <br /> development of land within the City; and <br /> WHEREAS, representatives from Garage Condo LLC (the"Developer") on behalf <br /> Old Crystal Bay LLC, who is the owner of the property addressed 430 Old Crystal Bay Road and <br /> legally described as: <br /> That part of Lot 1, Block 1, Crystal Bay Business Center, embraced within Lot 4, Block 1, Van <br /> Dale Addition, Hennepin County, Minnesota (hereinafter the"Property"); <br /> WHEREAS on January 9, 2025, the Developer applied for Preliminary Plat for a <br /> Common Interest Community("CIC'), Conditional Use Permit, and Site Plan approval to develop <br /> the site into Garage Condominiums. <br /> WHEREAS, at its regular meeting on April 28, 2025, the Orono City Council <br /> granted approvals for the Preliminary Plat, Conditional Use Permit, and Site Plan per the <br /> findings and conditions of Resolution No. 7579, by a 5 to 0 vote; and <br /> WHEREAS, on May 5, 2025, the Developers submitted an application and the <br /> necessary information for Final Plat approval. The Final Plat application was deemed to be <br /> substantially complete on May 5, 2025; and <br /> WHEREAS, the Developer has agreed to comply with all conditions of Resolution <br /> No. 7579 and has completed or has agreed to complete all other requirements of the platting <br /> regulations of the City. <br /> WHEREAS, the Developer will be required to record the final plat with Hennepin <br /> County once the building is substantial completed following the CIC platting requirements. <br /> 1 <br />
