The average lakeshore <br />setback is determined by the home on the lot to the south and the new home under construction on the <br />north. On behalf of the property owner, the applicant requests an average lakeshore setback variance to <br />reconstruct the deck with a slightly modified footprint. They propose to reconfigure the existing awkward <br />layout to make it more functional. A portion of the existing deck will be removed. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the existing conditions and need to improve the <br />functionality of the site as practical difficulties supporting the requested variance. Additionally, they have <br />provided supporting documentation regarding Practical Difficulties attached as Exhibit C, and should be asked <br />for additional testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds that the property’s <br />alignment with neighbors and orientation to the lake create difficulties in expanding the home and or <br />constructing a functionally-sized deck on the lake side. <br /> <br /> <br />Application Summary: The applicant is requesting an average lakeshore setback variance for a new, <br />lakeside deck. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />7
