Orono Garage Storage Trip Generation Review Page | 1 <br />Date: February 28th, 2025 <br />To: Rob Page, Dave Ramsey <br />From: Katie Schmidt, PE (MN PE License #47147) <br />Re: Trip Generation Memo – Orono Garage Storage, Orono, MN <br />Per your request, SSTS LLC has conducted a trip <br />generation estimate for the proposed Orono Garage <br />Condo Development (Proposed Project) in the City <br />of Orono, Hennepin County, MN. The Proposed <br />Project is located north of Highway 12 and on the <br />east side of Old Crystal Bay Rd. Orono Industrial <br />Blvd is proposed to be constructed with the site for <br />access. 85 garage condo units are planned that <br />measure approximately 45’x 30’. Garage condos are <br />larger storage units where customers typically store <br />boats, vehicles, trailers and recreational vehicles. <br />The adjacent Figure 1 shows the location. Figure 2, <br />Site Plan, depicts the site layout and access location. <br />Trip Generation <br />Traffic data for the unique Garage Condo land use is <br />not specifically included in the Institute of <br />Transportation Engineer’s Trip Generation <br />Manual1, which is a standard industry reference <br />used by public agencies to estimate trips generated <br />by specific land uses. Investigation shows the “Mini- <br />Warehouse” use (ITE Land Use Code 151) is a <br />similar use with units that are generally smaller than <br />the proposed Garage Condos but can accommodate <br />a vehicle. For comparison purposes the volume of <br />vehicle trips generated by the Proposed Project considering “Mini-Warehouse” designation has been estimated for <br />the AM and PM peak hour of operations and on a daily basis per ITE’s Trip Generation Manual.
