The proposed use of tlze accessoiy structure with plumbing will not be <br /> detrimental to the residential character of the neighborhood. <br /> b. The plumbing fixtures proposed are in keeping with the intended use of the <br /> accessoiy structure. <br /> c. The property size and accessory building location axe sufficient to allow the <br /> conditional use permit to be granted. The noncoizformity of the building <br /> location is mitigated by the existing screening and adequate separation <br /> distances to neighboring homes. <br /> , d. The CUP should be suUj ect to the standard"Plurnbing in Accessory S tructure" <br /> conditions. <br /> � e. The retention of the existing kitchen fixtures 'in the structure would not be <br /> � appropriate as that would inake the building easily functional as a guest house <br /> for which tlze property does not qualify. <br /> 4. The City Council has considered this application including the findings and <br /> recominendations ofthePlanning Comrnission,reports by City staff,comments bythe <br /> applicants and the effect of the proposed conditional use permit on the health,safety and <br /> welfare of the community. <br /> 5. Tlze City Council finds that wl�ile removal of kitchen fixtures is appropriate for the intended <br /> use,retention of the antique kitchen sink basin/washstand without water supplyplumbing <br /> would notbe inconsistent with the intended use ofthe structure norwould it result in a use <br /> detrimental to the neighborhood. <br /> 6. The City Council finds that graiiting a conditional use permit to allow plumbing in the <br /> accessory structure will not b e detrimental to the health,safety or general welfare of the <br /> public,would not adversely affect light, air nor pose a fire hazard or other danger to <br /> neighboringproperties,norwill its use depreciate surroundingpropertyvalues and thatthe <br /> proposed level ofuse ofthepropertywill be inkeeping withthe intent and objectives of <br /> tlie Zoning Code and Comprehensive Plan of the City. <br /> � <br /> � Page 2 of 6 <br /> � <br /> � � - <br />
