R-1A ONE-FAMILY RESIDENTIAL DISTRICT <br /> <br /> <br /> <br />Orono, Minnesota, Code of Ordinances Created: 2025-02-26 08:25:06 [EST] <br />(Supp. No. 21) <br /> <br />Page 1 of 33 <br />DIVISION 2. R-1A ONE-FAMILY RESIDENTIAL DISTRICT <br />Sec. 78-226. Purpose. <br />The R-1A one-family residential district is intended to provide a district which will allow a combination of <br />low-density residential development and limited agricultural activity. Planned residential developments may be <br />allowed by conditional use permit. The district shall have immediate access to highways and public sanitary sewer. <br />(Code 1984, § 10.20(1)) <br />Sec. 78-227. Permitted uses. <br />Within any R-1A one-family residential district, no structure or land shall be used except for one or more of <br />the following uses: <br />(1) City-owned public service structures that have been approved by the city council after the required <br />public hearings for public improvement projects, provided that: <br />a. All buildings are located at least 50 feet from any adjacent property zoned for residential use. <br />b. The architectural design of the structure is found to be compatible with the surrounding area. <br />c. [Reserved.] <br />(2) Reserved. <br />(3) Municipal buildings. <br />(4) One-family detached dwellings. <br />(5) Publicly owned parks and playgrounds. <br />(Code 1984, § 10.20(2); Ord. Conditional uses. <br />Within any R-1A one-family residential district, no structure or land shall be used for the following uses <br />except by conditional use permit: <br />(1) Golf courses, country clubs, tennis clubs, non-profit camps, and religious camps, provided that: <br />a. All principal buildings are located at least 100 feet from any adjacent property zoned for <br />residential use; and <br />b. All accessory buildings and structures more than six feet in height are located at least 50 feet <br />from any adjacent property zoned for residential use. <br />(2) Reserved. <br />53
