7 <br />Development Standards in the RPUD <br /> <br /> <br />RPUD <br />Standard <br />Proposed <br />Standard <br />Section 78- <br />626(15) Architectural standards -- Meet10 <br /> <br />Section 78- <br />626(21) Trail access Meet11 <br /> <br /> <br /> <br /> <br />10 While the Code is clear that architectural plans do not need to be prepared by an architect for <br />single-family detached dwellings, we understand that the City has an interest in promoting high <br />standards of architectural design and compatibility with surrounding structures and neighborhoods <br />as well. The applicant shares the same interest and intends for the RPUD to be developed with <br />higher end homes with quality building materials and discerning architecture—both in home <br />design and landscaping. The remaining requirements of Section 78-626(15), including the need <br />for underground utilities, can be met. <br /> <br />11 The proposed RPUD is within 1,000 feet of a public trail system (the Luce Line Trail). A public <br />right-of-way is available to access this trail. This public right-of-way is a sidewalk on Ferndale <br />Road N. on the Plymouth/Wayzata side of Ferndale that continues from the current site to the Luce <br />Line Trail. <br />40
