Date: May 12, 2025 Item: 13 <br />Presenter: Matt Karney, Planner <br />Section: Consent Agenda <br /> <br />Title: LA25-000011, 3275 Carman Road, Variances - Resolution 7584 <br /> <br /> <br />1.Purpose: <br />The applicant requests variances from the average lakeshore setback, 75-foot lakeshore setback <br />and hardcover within the 75-foot lakeshore setback for a home expansion project. <br />2.MN§15.99 Application Deadline: <br />The application was made on March 19, 2025 and deemed complete on April 3, 2025. The 60-day <br />review period is to expire on June 2, 2025. <br />3.Background: <br />The applicant proposes a home expansion project that includes modifications and expansions to <br />the existing front porch, deck, and roof overhangs/eaves, as well as a chimney shroud addition. <br />Due to the property’s location on a peninsula, the existing residence is fully lakeward of the <br />average lakeshore setback line and is abutting the 75-foot lakeshore setback. With this project, the <br />hardcover within the 75- foot lakeshore setback will be placed in a new location but will decrease <br />by 153 square feet within the setback. The overall hardcover on the property will increase from <br />11.1% to 13.3%, an amount that is below the 25% level allowed within Tier 1 of the Stormwater <br />Quality Overlay District where the property is located. <br /> <br />Link to Planning Commission Packet. <br />4.Planning Commission Vote and Comment: <br />On April 21, 2025, the Planning Commission held a public hearing and discussed the requested <br />variance.
