Conclusions, Order and Conditions <br />Based upon the above findings, the Orono City Council <br />hereby grants a Conditional Use Permit per Municipal Zoning Code <br />Section 10.20, Subdivision 3(H) to permit the use of a planned <br />residen*:ial development, subject to the following conditions: <br />1. All provisions of the subdivision regulations have <br />been followed under the planned residential format as follows: <br />A. Outlots define the commercial corridors not <br />considered under this current subdivision plan. These are <br />Outlots D, E and F in the final plat. <br />B. The road serving the residential lots will be <br />designated as a separate outlot, namely Outlet C in the <br />final plat. The open space areas surrounding the <br />residential lots will be Outlots A and B in the final plat, <br />C. A separate outlot will define the portion of the <br />future east/west road access located within the southern <br />portion of the property (commercial corridor). This is <br />Outlot D in the final plat. <br />D. Each residential unit will be defined as a lot <br />on the final plat survey (average Jot size of each unit •I <br />41,000 s.f.). These are Lots 1 through 6 of Block 1, Lots <br />1 through 6 of Block 2, Lots 1 through 5 of Block 3 and <br />Lots 1 through 8 of Block 4, <br />E. The actual building pad defined by the required <br />setbacks of each lot cannot be shown on the final plat, <br />-O':' <br />■m. <br />-4-
