Our review included a site visit on <br />January 6, 1977. <br />Based on our review, there are no major problems with <br />the proposal as submitted. As such, we recommend approval. <br />Ho». iver, we wish to mention the following points: <br />1.The first stretch of Outlot A, that portion abuttin. <br />the north property line, only includes a 30 foot <br />easement for roadway access. Since access to the <br />property on the north will be through the same <br />roadway leading to the proposed subdivision, we would <br />anticipate that an additional roadway easement <br />will be obtained when that property is developed. <br />Therefore, the 30 foot easement should pose no <br />problems. <br />2.We believe that the proposal will not result in <br />any drainage problems. Further, there is a need <br />for drainage easements. <br />3.Grading alterations, accordinc to the developer, <br />are expected to be rather minor. Perhaps the most <br />noticeable will be the clearing and grading associated <br />with construction of the access roadway. <br />4.
