This property is adjacent to and directly east of the <br />Wayzata Country Club subdivision. <br />2. The entire property is 5.5 acres in area. Proposed Lot 1, <br />with the existing house, is 3.5 acres. Lot 2, the proposed <br />new lot, is 2.0 acres. <br />3. Septic system testing indicates suitable sites for mound <br />systems on the propot&d i^ew lot. Alternate site testing for <br />the existing house found suitable soils for a trench-type <br />system if the existing system ever needs to be replaced. <br />4. The proposed house site is centered in the north half of the <br />proposed lot. The house will generally be uphill from the <br />sewage treatment sites. There should be no problem locating <br />a well on this site, due to the approximately 150* setback <br />from the existing house's septic system. <br />5. The applicant would prefer to have a separate acceus point <br />to Ferndale Road. City Engineer Glenn Cook has looked at <br />the site and notes that, while a safe driveway access could <br />be located almost anywhere along the east line of Lot 2, the <br />City generally prefers to create shared driveways where <br />possible. He is recommending a shared driveway. <br />6. On the plat, 33* of right-of-way should be dedicated for <br />public roadway for North Ferndale Road.
