7. Prior to the installation of the private road, all <br />engineering plans and specifications for the private road <br />must be reviewed and approved by the City Engineer. <br />FINAL PLAT SUBMITTALS <br />The following list of final submittals must be submitted to <br />the Zoning Administrator two weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month : <br />A. RECORD PLAT drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1"*20C*. Drawing to include; <br />a) Lot lines platted per preliminary survey. <br />b) Dedication of "drainage and utility easements" 10* <br />wide along all perimeter property lines and 5* each <br />side of internal property lines - omit along wetlands <br />in Lot 3; <br />c) Wetland areas to be designated as drainage <br />easements on the plat and to be described in angles and <br />bearings. <br />B. LEGAL DOCUMENTS required; <br />a) Title opinion addressed to the City. All owners, <br />mortgage holders or others with property interest <br />indicated therein shall sign the plat and all other <br />documents affected by such interest. <br />b) The applicant must provide certified copies of all <br />recorded easements currently affecting the property. <br />c) Signed and executed Flowage & Conservation <br />Easement, Road & Utility Easement, Private Covenants <br />for Road Maintenance and Upkeep, Developer's Agreement <br />plus Letter of Credit for all outstanding impj;ovemen'.s <br />not completed (Letter of Credit to be written at 150% <br />of the cost of the outstanding improvements). <br />C. FEES TO BE PAID; Total Due $1,300.00 <br />a) Park dedication fee per current schedule; <br />$200.00 for each newly created lot » $400.00 <br />Page 3 of 4
