7. Septic testing has confirmed that Lot 3 has adequate and <br />suitable area for future septic expansion needs. <br />8. Septic testing has confirmed that Lots 1 and 2 have <br />adequate and suitable area for both the principal and <br />alternate drainfields meeting all standards of Orono's 0n~ <br />Site Septic Codes. <br />MClf, THBRBPORB BE IT RESOLVED, that based upon one or <br />more of the findings noted above, the City Council of the City of <br />Orono hereby approves the preliminary plat application of Dennis <br />P. Kumlin involving the property located at 2665 Fox Street per <br />the preliminary plat drawings by Coffin and Gronberg, Inc., dated <br />August 22, 1984, revised July 18, 1986, and further grants a <br />width variance for Lots 2 and 3 as the lots do not meet the <br />required width at the 50* front setback line, subject to the <br />following conditions: <br />1. Applicant to grant access and utility easements over <br />private road outlot (draft copy submitted by applicant). <br />2. Applicant to submit proof that private covenants will <br />ensure future upkeep and maintenance of private road (draft <br />copy submitted by applicant). <br />3. Access to Lots 1, 2, and 3 must be via private road. No <br />direct access onto Fox Street allowed. <br />4. Applicant has following options regarding <br />specifications/standards for private road construction: <br />Rural Section - <br />24* paved width <br />3* shoulders <br />40* paved width cul-de-sac <br />OR <br />Urban Section - <br />28* finished width between curbs <br />40* paved cul-de-sac <br />5. Applicant*s to execute a Developer*s Agreement and post <br />appropriate security for all road improvements not completed <br />by the final plat approval (see sample enclosed). <br />6.
