Zoning File #1406 <br />Additional Comments and Planning Commission Recommendation <br />June 8, 1989 <br />The applicant sought clarification on the status of his plat <br />road serving three lots now that the Trees To Be plat provided a <br />future connection or loop road to County Road 84. Staff advised <br />that there was no intention on the part of the City to create a <br />through road at this point or in the foreseeable future. The <br />applicant advised that the developer of the Trees To Be plat had <br />stated that the through road would be installed as soon as the <br />larger lot to the east was developed. Once again staff advised <br />the applicant that this was never a condition of the subdivision <br />approval of the Trees To Be plat. <br />At the time of the preliminary approval of the original <br />three lot plat application in 1986, it was not the City's <br />intention to acquire additional right-of-way through to the <br />southern lot line and the specifications and standards for the <br />private road construction were set at minimal levels: <br />24* base <br />20* paved surface - curb required (20' finished width <br />between curbs) <br />40* paved cul-de-sac <br />The Engineer has reviewed the current subdivision <br />application in light of the potential for a future through road <br />and now requests that the standards for the construction of the <br />road be upgraded as follows: <br />Urban Section - <br />Paved road with curb - 28* paved surface (finished <br />width between curbs) <br />Cul-de-sac - 40* paved <br />Rural Section <br />24* pflved surface; 3* shoulders <br />Cul-de-sac - 40* paved <br />The applicant will be given the choice of selecting either <br />the rural or the urban section for the roadway serving three <br />lots. The preliminary subdivision resolution has been written <br />providing the available options to the applicant. The City <br />Engineer will be present at the meeting to answer any questions <br />the applicant may have concerning request for upgraded standards. <br />The Planning Commission recommended unanimous approval of <br />the three-lot plat application of Dennis F. Kumlin. The enclosed <br />resolution has been drafted per the findings and conditions of <br />the Planning Commission's recommendation.
