Although this will not require <br />additional dedication of road right-of-way for Mr. Kumlin# he is <br />still concerned with the impact upon his residential lots to the <br />east by the potential through road. As far as staff can <br />determine the only impact or change resulting from the <br />subdivision to the south will be the question of the standards <br />originally approved for the private road serving Nr. Kumlin's <br />three lot plat. The standards were set at a minimum because they <br />were to only serve three lots and the City had made a decision <br />not to acquire additional right-of-way to the southern lot line. <br />The minimum standards approved for the private road were as <br />follows: <br />24* Base <br />20*3" Bituminous Covering (bituminous curbs 20* finished <br />width between curbs) <br />40* Finished Cul-de-sac <br />Prior to scheduling the subdivision before the Council# <br />staff will meet with the applicant to determine what# if any# the <br />through road configuration will have on the original standards <br />approved for his private road (cul-de-sac 400* length). <br />Except for Conditions 1 and 9 of the enclosed approving <br />resolution# all remaining conditions are applicable for this <br />review. Staff will be able to provide more information regarding <br />any cha^ges to the original standards approved for road <br />construction by our meeting night.
