He notes that the restoration of the <br />Feibelkorn lakeshore yard should include either immediate sodding <br />or placement of erosion control silt barriers to reduce the <br />possibility of sediment reaching the lake if heavy rains occur. <br />Discussion - <br />From the hardcover review, this proposal does not have a <br />significant numerical impact on 2740 Shadywood Road and does not <br />appear to make that property's hardcover exceed the 25% limit in <br />the 75-250' zone. For 2730 Shadywood Road, the additional area <br />acquired (which is mostly non-hardcover) has a visible numerical <br />effect by slightly decreasing hardcover percentages. Be <br />reminded that no additional hardcover will be constructed on <br />either property, this is merely a juggling of percentages. <br />Note that the storage shed as constructed is about 9' from <br />the Feibelkorn residence. Technically, that storage building <br />should bo 10' from the house. The structure appears to have a <br />substantial foundation and at this point would be potentially <br />expensive to move. Planning Commission has the options of either <br />granting an after-the-fact variance of 1', or require the <br />applicants to move it. Staff would recommend granting the <br />variance, subject to the interior wall of the shed complying with <br />building code fire wall requirements. <br />Note also that the old boat house at 2740 Shadywood Road <br />will maintain the required 10' setback from the extended new lot <br />line. <br />Staff Recommendation - <br />Staff would recommend approval of the proposed lot line <br />rearrangement, and approval of the setback variance between the <br />existing house and storage building. <br />(Note; Staff has on file a copy of the purchase agreement <br />between the Feibelkorns and their neighbors, Mr. Dunsheath and <br />Ms. Sonnack, indicating that both sets of property owners are <br />willing parties to this subdivision.) <br />C 'oA -TO <br />:.2 <br />6.-.
