Zoning File #1396 <br />April 14, 1989 <br />Page 6 of 6 <br />All portions of floats exeeding 250* in distance for fire department <br />access shall be provided with an approved wet standpipe system installed in <br />conformity with applicable standards set forth in OBC 382. <br />A) Hose stations shall be spaced as to provide protection to any <br />poJ^tion of the floats or the floating vessels. <br />B) Hoses shall be mounted on a reel or rack and enclosed within an <br />approved cabinet. Hose stations shall be labeled "Fire Hose, Emergency <br />Use Only". All equipment shall meet the approval of the fire <br />inspector. <br />Landscaping - <br />Applicant has shown on Exhibit I, the areas which will be kept as <br />green areas. They are not proposing to add any additional trees. Staff <br />has no problem with the proposal due to the location of the existing <br />landscaping. <br />Staff Recommendation - <br />Staff recommends approval of the commercial site plan based on the <br />following findings: <br />1. The proposed structure and operation is not detrimental to the <br />public health, safety and welfare or maternally injurious to the <br />properties or improvements in the vaclnlty. <br />2. Applicant is providing better control of drainage on his property <br />with the addition of the retention pond. <br />Approval is subject to the following conditions: <br />!• Applicant must maintain green areas shown on proposed plan. <br />2. Signage remain the same. <br />3. Soil erosion control be provided and maintained throughout the <br />entire project until permanent erosion control is in effect. <br />4. Screening must be provided around dumpster. <br />5. Pr V. asphalt paving in parking area. <br />6. Provide asphalt paving at access. <br />7. That parking area be constructed with City Engineer's <br />recommendations.
