The applicants replaced an existing second story deck above the <br />walk out level in fall 1988. This deck is in approximately the same <br />location as a pre-existing deck which was in poor condition. Upon <br />discovering the new deck. Building Inspector Lyle Oman informed the <br />applicants that a building permit was required and review of the <br />building permit applicatiuxi ultimately showed the need for a variance. <br />2. The existing house, and presumably tle old deck, were constructed <br />in 1972, when thi^ pioperty was zoned R-lA, single family, 2 acre <br />minimum lot size with the same 50' front and rear and 30' side <br />setbacks currently in effect. Staff has been able to find no <br />documentation that a variance was granted to build on the lot, however <br />a .^ailding permit was issued and the house was built in 1972. Note <br />that the subdivision had been filed in 1948, prior to adoption of any <br />specific zoning requirements. The existing lot size is approximately <br />0.5 acre.
