The <br />proposal indicates slight decreases in hardcover in both the 0-75' and 75- <br />250 zones as a result of the proposal, in line with Planning Commission's <br />conceptual direction. Presuming that the house remains in its existing <br />location when a new foundation is constructed, the main Issues to be resolved are; <br />A. Moving the south wall of the house 4' closer to the lake. <br />B. Constructing an attached garage to be located 2' from the side lot <br />line and approximately 6' from the neighboring residence structure. <br />Staff Recommendation - <br />Please review the discussion and staff recommendation outlined in the <br />April 15, 1988 memo. This is an extremely limited property, and applicants <br />are requesting variances that will create additional setback encroachments. <br />Planning Commission must weigh the property owner**' rights and investment <br />in the property vs. the Impact of the additional e *croachments requested.
