Council desires and directions. <br />RECOMMEMDATIOM - The following recommendations are presented; <br />A* SPECIAL REQUIREMEMT3 - Inclusion of a broader <br />Planned development as an authorized approach in this <br />zone . <br />B. COMMERCIAL - Leave as is with uses apart from <br />those listed to be taken under a Planned velopment <br />ordinance <br />C. PLANNED DEVELOPMENT - <br />1. PLANNED DEVELOPMENT - Conceptual review and <br />approval . <br />2* PRD/PUD/PID - Adoption of broader Planned <br />Development ordinance with repeal of the PRD, PID <br />and MFPRD because greater design control gains, <br />vote required and the fact that it is a legislative <br />rather than a ministered act. <br />3. DENSITY - Limitation in the unsewered areas for <br />the PUD to prior eristlng densities. As for <br />sewered areas this would be a density established <br />by the Council based on Comprehensive Plan. Any <br />increase in density is subject to the applicant <br />demonstrating there is no adverse impact together <br />with a benefit to the City. <br />4. CRITERIA - Standards to be applied would be <br />Included from the applicable zoning ordinance as <br />modified apd delinated in the rezoning together <br />with a projsct specific deveJ-opment design manual <br />based on ? City developed generic framework out <br />lining issues to be addressed and levels of detail. <br />5. MINIMUM ACREAGE - It Is recommended that the <br />minimum acreage be left at 5 acres. <br />6. PROCESS '^at the process be clarified to take <br />into accoun*" ^uncil and staff issues related to <br />this matter.
