The City Council required that the <br />parcel be split off and become a separate tax parcel. This was approved at <br />a regular meeting of the City Council on February 12, 1973, but apparently <br />was never filed by the applicants. The purpose of this current application <br />is to reapprove that subdivision so that it can be filed. <br />Pertinent Facts - <br />1. The parcel to be split is approximately 7.4 acres. The dry buildable <br />parcel including the FWBI buildings is approximately 5.1 acres in <br />area. The remaining parcel is approximately 2.3 acres in area, and is <br />99% designated wetland. This wetland parcel is intended to be <br />attached to the E.W. Blanch wetland parcel directly to the north along <br />County Road 15. <br />2. The proposed dividing line leaves a rear setback for the existing <br />buildings of approximately 51*, in excess of the 35* minimum rear <br />setback for the B-4 zoning district. <br />3. This division will not create any new building sites.
