The PD rezoning fee has not been <br />listed in the fee ordinance of the Cityr but will be as soon as the <br />ordinance is adopted. Subdivision and commercial site plan fees are <br />already established. The following issues must be resolved before Mr. <br />Otten can present a comprehensive PD rezoning application: <br />1. The City to resolve MnDot's request for additional right-of-way <br />for Highway 12 safety improvements and impact on proposal, <br />2. Impact, if any, on property as a result of County Road 116 <br />extension to Highway 12. <br />3. Extent of area needed for future semaphore at Willow Drive and <br />Highway 12 intersection and impact on site. <br />4. Need for new controlled access off of Highway 12 - temporary vs, <br />permanent. <br />5. Resolve of wetland classification and current boundaries <br />(Conservation & Flowage Easement exists over wetlands). <br />6. Prepare preliminary grading and drainage plans for application <br />with M.C.W.D. and review by City Engineer. <br />7. Define portion of east/west road to be completed as part of <br />development of most western lot of the proposed division, <br />8. Final resoJve of location of east/west road as it intersects the <br />Otten property. <br />9. City to determine need for municipal water to site. <br />10. Schedule for sewering of property - currently under consideration <br />for Rebers' property. <br />11. City to determine need for additional curb cuts on Willow Drive - <br />applicant's concept proposal shows a separate curb cut from east/west <br />access road.
