The use meets the . enc of the <br />Comprehensive Plan amendment for Highway 12 and is recommended thot <br />applicant amend proposal to PUD zoning upon the City Council's final <br />adoption of the PUD ordinance for Highway 12 within the next month. <br />3. <br />2. Conditional approval of the B-1 rezoning based on the following <br />findings : <br />A. The City has adopted no formal moritorium to limit <br />development proposals at this time. <br />B. The Comprehensive Plan amendment for the Highway 12 corridor <br />has approved commercial use of this property. <br />C. The proposed B-1 rezoning is the closest fit to the garden <br />center use. <br />This approval is conditioned upon the following: <br />A. To delay formal rezoning to B-1 until the PUD ordinance is <br />adopted. The City to agree to accept the amendment of the <br />original rezoning application to PUD. <br />B. Upon conceptual approval of rezoning by the City Council, <br />applicant is to file a formal subdivision application and <br />commercial site plan. <br />C. Approval of sewer service for the property. <br />Approval of B-1 rezoning as proposed and direct applicant to file a <br />formal subdivision application and commercial site plan with the City <br />upon formal approval by the Council of the rezoning.
