The applicants have placed the house far enough east on the <br />property to allow a future expansion of the two-car attached garage to <br />accomnodate a future third stall while maintaining tne required 10 <br />side setback. <br />Discussion - <br />The elimination of patio and gravel hardcover to the east, west and <br />north of the existing garage, coupled with elimination of a driveway backup <br />apron and narrowing of the driveway leading to the house, ref Its in a net <br />increase of hardcover on the property of 133 s.f. The hardcover is more <br />concentrated in the 75-250* zone under the revised proposal. <br />Note that the tr..e the applicants had wished to save will «nd up <br />approximately 7* from the corner of the house. The applicants had <br />considered cantilevering a portion of the house nearest the tree, but plans <br />submitted as of this writing do not clearly indicate whether that <br />canti levering will occur. <br />Options for Planning ComBission Action - <br />The following are possible courses of action the Planning Commission <br />may wish to follow; <br />1. Recommend approval per the revised plan. Planning Commission <br />should make specific findings regarding granting the average setback <br />encroachment of 2*, and the additional hardcover in the 75-250* zone. <br />Potential findings could Include: <br />a) Hardcover is being totally removed from the northerly <br />zone and is not increasing in the southerly 0-75* zone. This is <br />a substantial benefit to the property and to the neighborhood in <br />regard to quality of run-off entering Lake Minnetonka.
