i5
f.'16.
TO: Planning Commission Chairman Kelley
Planning Commission Members
City Administrator Bernhardson
PRONx Michael P. Gaffron, Asst. Planning & Zoning Administrator
DATS: February 16, 1989
Subject: #1382 John & Lois Rogers, 755 TonkavTa Road
Variance * Public Hearing
Zoning District:LR-IB, Single Family, 1 acre, sewered
Application: Request for hardcover and lakeshore setback variances to
attach existing house to existing guest house.
List Of Bshibits
Exhibit A - Application
Exhibit B - Applicant's Hardship & Request Statement
Exhibit C - Plat Map
Exhibit D - Property Owners List
Exhibit E - Survey of Entire Property
Exhibit F - Site Plan (Large); Including Hardcover Calculations
Exhibit G * Architectural Plans
Exhibit H - Staff Hardcover Review
Exhibit I - Letter From City Engineer Glenn Cook Dated February 15,
1989
Exhibit J * 1963 Correspondence Regarding House Location
Pertinent Facts
1. The property contains an existing principal residence and guest
house, which are architecturally related, separated only by a concrete
patio area. The intent is to attach these two structures with a
walkway and garden room, the guest house becoming the owner's master
bedroom.
2. The house was constructed in 1964, the location being approved by
City officals (note the attached letters of October 1963).
3. Existing hardcover in the 0-75* zone is 21.9%. Although the room
addition can be constructed without adding hardcover (since it is over
existing concrete patio area), the applicants wish to create a 400
s.f. terrace adjacent to the addition, in the 0-75' zone. This
increases hardcover in the 0-75* zone to 24.2%.
4. City Engineer Glenn Cook has reviewed the proposal, and notes
that attachment of the two buildings will create a single structure of
approximately 175' in length, with potential drainage concerns. Cook
recommends that a drainage plan be submitted to indicate how runoff
from the hillside will be channeled around the ends of the house.
•• «•
:*
