The property contains an existing principal residence and guest <br />house, which are architecturally related, separated only by a concrete <br />patio area. The intent is to attach these two structures with a <br />walkway and garden room, the guest house becoming the owner's master <br />bedroom. <br />2. The house was constructed in 1964, the location being approved by <br />City officals (note the attached letters of October 1963). <br />3. Existing hardcover in the 0-75* zone is 21.9%. Although the room <br />addition can be constructed without adding hardcover (since it is over <br />existing concrete patio area), the applicants wish to create a 400 <br />s.f. terrace adjacent to the addition, in the 0-75' zone. This <br />increases hardcover in the 0-75* zone to 24.2%. <br />4. City Engineer Glenn Cook has reviewed the proposal, and notes <br />that attachment of the two buildings will create a single structure of <br />approximately 175' in length, with potential drainage concerns. Cook <br />recommends that a drainage plan be submitted to indicate how runoff <br />from the hillside will be channeled around the ends of the house. <br />•• «• <br />:*
