Memo and exhibits of February 16, 1989
Diacassioos
Please review the memo and exhibits of February 16, 1989.
This is a request to attach the main house to the guesthouse on
this property with a new room addition. The addition will be
over an existing patio area, hence the hardcover increase
associated with this addition is minimal. About half of the
proposed new structure will be located in the 0-75* setback zone.
Also, to help offset the additional hardcover, a shed near the
lakeshore deck will be removed.
Note that, although the memo of February 16, 1989, discusses
a hardcover increase in the 0-75* zone, prior to the Planning
Commission Meeting, a revised proposal was submitted which
actually results in no increase in 0-75* hardcover.
The City Engineer reviewed this site and recommended that a
drainage plan be provided by the applicant. The Planning
Commission recommended that the plan be required prior to Council
review. A plan was submitted and is attached as Exhibit **C”.
The City Engineer*s preliminary review of the proposal (which is
a pipe proposed to outlet about 40* from the shoreline and on a
very steep slope), indicates that this plan does not meet with
the City's policies regarding drainage. He stated he could not
recommend approval since approval would be inconsistent with past
City practices. The applicant has been advised to revise the
plan so that either the pipe is omitted or it is redirected to
discharge outside the 0-75* setback zone.
