Discussion - <br />As of this writing, applicant notes he will be submitting <br />elevation views prior to the Planning Commission meeting along <br />with his building permit application. <br />Procedural Options <br />1. Recommend approval based on the following findings; <br />A. The existing residence is located entirely within the <br />reguired front and side street setbacks, and th»?refore <br />any additions to the existing residence require a <br />variance. <br />B. The plight of the landowner is due to circumstances <br />unique to his property not created by the landowner. <br />C. Granting of the variance will not alter the essential <br />character of the locality. <br />D. The special conditions applying to this structure are <br />peculiar to this property. <br />E. The existing residence is unusually close to the <br />front and side street lot lines, which is unusual for <br />properties in the LR-IA zoning district generally. <br />F. Granting of the variance is necessary for the <br />preservation and enjoyment of a substantial rignt of the <br />applicant. <br />G. The granting of the proposed variance will not in any <br />way impair health, safety, comfort, morals, or in any <br />other respect be contrary to the intent of the zoning <br />code. <br />H. The granting of this variance will merely serve as <br />convenience to the applicant, but is necessary to <br />alleviate demonstrable hardship or difficulty. <br />2. Recommend denial, by making opposite findings from those <br />noted above. <br />3. Recommend approval as noted above, with specific conditions <br />the Planning Commission may wish to require. <br />4. Other.
