Applicant is proposing to construct a two story addition to <br />the existing house. The additions extend northerly along the <br />east line of the house, so the setback from the east lot lipe <br />will remain at 33.8*. The proposed addition at the southwest <br />corner of the house apparently is a covered porch area. The <br />applicant has not submitted elevation views of the proposed <br />residence, since those plans apparently have not been drawn up <br />yet. However, the floor plana would indicate the house will be <br />two full stories at a point 18.4* from the south lot line. <br />3. The proposed garage addition is located entirely within the <br />allowable accessory structure building envelope, and does not <br />require a variance. <br />4. Area of the property is approximately 1.1 acre. The property <br />is located approximately 1,100* from Stubbs Bay, hence while it <br />is within a lakeshore zone, it is outside the 1,000 foot area <br />under hardcover limitations. Proposed hardcover is only about <br />8%.
