S 1C.30 <br />2. Pinal architectural plans as reauirad Car <br />building permit application. Plans for detached single farailv <br />dwellings may be submitted directly to the Building Insoector for <br />approval unless part of an MFPR Project. <br />^ ^ ^3. Elevations o sections through the site <br />which will best indicate the relations! of the buildings with the <br />various terrain features and sits elerac j. ^ <br />4. Grading and drainage plan at two foot <br />contour interval or spot elevations on a 100 foot grid if the two <br />foot contours are over 100 feet apart. Site and drainage plans <br />shall be submitted by the applicant in such detaH as required by <br />the Council and those plans shall be reviewed b\ le City Engineer <br />before submission to the Planning Commissi and Council for <br />approval. Mo Project shall be permitted tha^ results in water <br />runoff causing flood, erosion, or deposits on adjacent properties. <br />Such runoff may be required to be properly chanrjsled into a natural <br />watercourse, ponding area, storm drain or other public facilities. <br />Any change in grado affecting water runoff whether onto adjacent <br />property or otherwise must be in compliance with the Surface Water <br />Management Plan and shall be consistent with other applicable <br />regulations or City Code provisions and s^*bject to the approval of <br />other agencies having jurisdiction over the area affected by the <br />drainage. <br />5. Utility plan for all public utilities and <br />Indication of private utility service. <br />6. Landscape plan showing species and sizes of <br />all ant materials. <br />7. Legal descriptions of proposed zoning <br />district boundary changes. <br />3. Deed restrictions, covenants, agreements, <br />by-laws of proposed Homeowner's Association and other documents <br />controlling the use of property, type of construction or <br />development or the activities of future residents. <br />9. A Title Opinion by the attorney for the <br />applicant addressed to the City showing that as of the date of the <br />filing of the Pinal Plan the applicant his fee title to the <br />property, subject to outstanding easements and mortgages, or <br />showing that applicant has a right to fee title tu the property <br />pursuant to a purchase agreement. <br />10. The applicant certifies on the Pinal Plan <br />and on any resolution adopting tae Pinal Plan that the applicant <br />agrees to bind himself, his successors and assigns to the Pir*..al <br />Plan and to limit the development of the property in accocd'e<fsce <br />Kith the Final Plan. <br />11.
