2. MINIMUM STANDARDS TO ACHIEVE ZONING <br />In order to achieve the perfomanee zoning classification a <br />developer would have to meet certain perfonnance standards which <br />would include the following: <br />a) Master Plan Layout - A preliminary design to demonstrate <br />ability to meet major issues for performance zoning. <br />b) Minimum Developable Area - This would be a standard to <br />establish the minimum area that a person would have to <br />develop in order to achieve the zoning. This would generate <br />developments of significant size to effectively use <br />performance type zoning, avoiding development On a lot by <br />lot basis. <br />g) Aoorooriate Development Schedule . - A timetable of <br />anticipated development. <br />/ <br />d) Utility Capacities ^ Demonstration of ability to have <br />utility capacity for the development, plus an improvement <br />financing plan. <br />e) Storm Water Management - Approximate layout to <br />appropriately handle storm water. <br />f) Traffie/Transoortation - Adequacy of general <br />circulation, cap;^bility and direction of plan.
