<br />7.3. Permitted Uses and Restrictions. The Property shall be used for (i) vehicle
<br />storage, including but not limited to the storage of automobiles, motorcycles, recreational
<br />vehicles, all terrain vehicles and snowmobiles, (ii) business-related storage and related office
<br />uses permitted by City ordinances or by agreement with the City, and approved by the Board,
<br />and (iii) other non-residential uses permitted by City ordinances or by agreement with the City,
<br />and approved by the Board; provided that none of the following businesses, trades, occupations
<br />or professions, whether carried on for profit or otherwise, shall be conducted, maintained or
<br />permitted anywhere on the Property: adult theatre, adult amusement facility, any facility selling,
<br />providing or displaying adult-oriented or pornographic materials, liquidation facility, auction
<br />house, flea market, sleeping quarters or lodging, housing or raising animals, day care or child
<br />care facility, nursing home or nursing facility, any retail use, place of worship or betting
<br />establishment. The permitted hours of operation for all Units shall be from 6:00 AM to 10:00 PM
<br />daily. Use of any Unit outside of these hours is strictly prohibited, except for emergency access.

<br />7.4. Leasing. Leases of Units shall be permitted, subject to the following conditions:
<br />(i) the Tenant’s use shall comply with Section 7.3, (ii) no Unit may be subleased, (iii) a Unit
<br />must be leased in its entirety (not in part or by room), (iv) all leases shall be in writing, and (v)
<br />all leases shall provide that they are subject to the Governing Documents, the Rules and
<br />Regulations and the Act, and that any failure of the Tenant to comply with the terms of such
<br />documents shall be a default under the lease. The Owner of the leased Unit shall, upon request of
<br />the Board, provide a copy of the signed lease to the Association.

<br />7.5. Parking. Parking should be contained inside of the unit. Any parking directly
<br />outside a unit, will be subject to the following standards:
<br />(i) Temporary Parking Only – Vehicles, trailers, or equipment may only be parked outside a
<br />Unit while Owner is present.
<br />(ii) Temporary Parking Location – An Owner must park directly in front of its own Unit(s), and
<br />as close as possible to the Unit.
<br />(iii) No Extended or Overnight Parking – Exterior parking is strictly limited to permitted
<br />hours. Parking overnight is prohibited.
<br />(iv) Enforcement – The Association may enforce violations through fines, towing, or other
<br />actions at the Owner’s expense.
<br />7.6. Animals. The Board shall have the exclusive authority to prohibit, or to allow and
<br />regulate, the keeping of animals on the Property, or to require and enforce removal of animals
<br />that exhibit behavioral problems whose owners fail or refuse to comply with pet restrictions.
<br />This authority may be exercised so as to permit or prohibit different types or breeds of animals,
<br />but those animals which are permitted (if any) shall be limited to common domestic dogs and
<br />cats. However, no animal may be bred or kept or maintained for business for business or
<br />commercial purposes, anywhere on the Property. The word “animal” shall be interpreted in its
<br />broadest sense and shall include all living creatures except humans. Notwithstanding the
<br />foregoing, no provision of the Governing Documents, nor any Rule or Regulation, may prohibit
