Not more than 40% of the dwelling units in <br />any one project shall be efficiencies and one bedroom units. <br />Subd. 11. Height. No structure or building shall exceed <br />2-1/2 stories or thirty feet in height except as provided in <br />Section 10.75. <br />Subd. 12. Housing for Low and Moderate Income Persons <br />and Families. In MFPR Projects containing fifty or more dwelling <br />units in all construction phases, one dwelling unit of every twelve <br />of the total number of dwelling units shall be provided for <br />eligible persons or families in the low and moderate income range. <br />This provision may be waived by the Council if: (1) the percentage <br />of existing low and moderate income housing in the City exceeds the <br />percentage of such dwelling units in the -Metropolitan area; (2) <br />funds for subsidy program are not available within one year of <br />application; and (3) the Council determines that the MFPR Project <br />location is inappropriate for such dwelling units because of the <br />lack of public and private support services. <br />A. Density Credit. For all eligible MFPR Projects <br />providing dwelling units for low and moderate income persons and <br />families. One additional dwelling unit will be permitted for each <br />twelve dwelling units allowed under the standard lot area <br />requirements of the "M-6" District. <br />B. Procedure. In order to provide low and moderate <br />income dwelling units, the applicant shall propose application(s) <br />to the Federal Housing Administration (FHA) of the United States <br />Department of Housing and Urban Development, (or other source of <br />subsidy funds) uider programs for home ownership (including <br />condominiums), rental or cooperative housing.
