§ 10.50 <br />I. Storage. In addition to other restrictions of <br />this Chapter, all raw materials, supplies, finished or semi <br />finished products and equipment shall be stored within a completely <br />enclosed building; or shall be screened by a fence or wall not less <br />than five feet in height and not less than 50% opaque; provided, <br />however, that motor vehicles necessary to the operation of the <br />principal use and of not more than^ three-fourths ton capacity may <br />be stored within the permitted parking areas. <br />J. Landscaping. All open areas of any site, lot, <br />tract or parcel shall be graded to provide proper drainage, and <br />except for areas used for parking, drives or storage, shall be <br />landscaped with trees, shrubs or planted ground cover. Such <br />landscaping shall conform with the planting plan approved by the <br />Council at the time the building permit was issued. It shall be <br />the owners' responsibility to see that this landscaping is <br />maintained in an attractive and well-kept condition. All vacant <br />lots, tracts or parcels shall also be properly maintained. <br />K. Drainage. No land shall be developed and no use <br />shai: be permitted that results in water runoff causing floods, <br />erosion, or deposits on adjacent properties. Site and drainage <br />plans shall be submitted by the applicant in such detail as <br />required by the Council and those plans shall be reviewed by the <br />City Engineer before submission to the Planning Commission and <br />Council for aporoval. Such runoff may be required to be properly <br />channeled into ‘a ratural water course, ponding area, storm drain or <br />other public facilities. Any change in grade affecting water <br />runoff whether onto adjacent property or otherwise must be in <br />compliance with the Surface Water Management Plan and shall be <br />consistent with other applicable regulations or City Code <br />provisions and subject to the approval of other agencies having <br />jurisdiction over the area affected by the drainage. <br />Source: Ordinance No. 172 <br />Effective Date: 1-1-75 <br />SEC. 10.51. PID PLANNED INDUSTRIAL DISTRICT. <br />Subd. 1. Purpose. The purpose of this Section is to <br />establish provisions for the granting of a conditional use permit <br />to erect a multi-building industrial facility in relation to an <br />over-all design, an integrated physical plan and in accordance with <br />the provisions and procedures as provided hereafter. <br />Subd. 2. Submission of Plans. The owner or owners of <br />any tract of land within an "I" District may submit to the Council <br />for approval a plan for the development and use of such ° <br />land for a Planned Industrial District for commercial or other uses <br />permitted in the district within which the land is located by <br />making an application for a conditional use permit authorizing <br />ORONO CC (4-1-84)
