reviewed to insure both that proposed storm water ponding <br />areas contain sufficient storage capacity and whatever <br />additional measures are necessary to guarantee that the <br />quality of runoff from the site, meets or exceeds the <br />City's standards. <br />E. Available Zoning Districts <br />Due to the unique set of constraints and opport\initias <br />that effect future decisions regarding development within <br />the Highway 12 Corridor Study Area, applicants for <br />rezoning are strongly encouraged to utilize the planned <br />unit development approach, outlined in Sec.* 10. of the <br />Orono Zoning Ordinance. However, applications will be <br />accepted for rezoning requests for any of the following <br />existing zoning districts within the City, consistent with <br />a finding of consistency with the Highway 12 Corridor <br />Study and subject to compliance with all of the additional <br />requirements estedslished in this section; <br />HC Highway Commercial District. <br />PRD Planned Residential Development <br />RIA One Family Residential District <br />RIB One Family Residential District <br />M6 Multiple Family Planned Residential District <br />F. Building Design and Construction <br />In addition to other restrictions of this Chapter, the <br />use, construction, alteration or enlargements to any <br />building or structure within the district shall meet the <br />following standards; <br />1. All exterior wall finishes on any building shall <br />be: <br />(a) Face brick, or <br />(b) Natural stone, or . <br />(c) Specially designed precast concrete units if <br />the surfaces have been integrally treated with <br />an applied decorative materials or texture, <br />or(d) Factory fabricated and finished metal framed <br />panel construction, if the pemel materials be <br />of any of those noted in items a, b and c <br />Edsove, or glass. <br />(e) Other materials as may be approved by the <br />Council. Combinations of such materials shall <br />be permitted. <br />O
