Each lot will be served with municipal sanitary sewer and private wells. <br /> The municipal sewer is available to both lots aiid the property has been <br /> fully assessed for sewer. <br /> 5. Lot 1 contains the existing detached garage, guesthouse, tennis court and <br /> other hardcover, which must be removed prior to filing of the final plat. , <br /> 6. Lot 2 contains the existing house with attached garage, shed, pool and <br /> other hardcover, which must be removed prior to filing of the final plat. <br /> 7. Lot 1 will have a separate access from Tonkawa Road, which will require <br /> a permit from Hennepin County. <br /> • 8. Lot 2 will be served off the existing drive access from Tonkawa Road. <br /> Should this access be moved with construction of a new home, approval <br /> must be obtamed from Hennepin County. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat application of David R. and Joann Pomije at 801 Tonkawa Road per <br /> preliminary plat drawings by Mark Gronberg of Gronberg and Associates, Inc., dated <br /> March 16, 2005, subject to the following conditions: <br /> 1. Appropriate driveway permits shall be obtained from Hennepin County. <br /> 2. All existing structures and hardcover must be removed prior to filing of <br /> the final plat. � <br /> 3. The developer shall grant to the City 10 foot drainage and utility <br /> easements along perimeter property boundaries and 5 foot drainage and <br /> utility easements along interior property boundaries. <br /> 4. An erosion and sediment control plan shall be submitted for City Engineer <br /> review and approval prior to final plat approval. <br /> • 5. Payment of standard Park Dedication Fee for Lot 1, Block 1. <br /> 6. � Payment of standard storm water and drainage trunk fee for the property. , <br /> Pa�e 2 of 5 <br />
