Street Access: Public streets extend along the entire west and north <br />frontages of the property. Flexible vehicular access is available from <br />both streets, although steep slopes adjacent to segments of Sixth <br />Avenue North may restrict access at st^me points. <br />Conclusions: The southeast llj: acres of the site are unsuitable for <br />development, but have potential for use as an environmental study <br />area related to the school. <br />The 26±_ acres of agricultural land south of the ravine are the most <br />suitable for elementary school site development for the following <br />reasons: <br />• The gentle to moderate slopes will accommodate the school <br />building and associated outdoor facilities (parking, bus corral, <br />playfields) without excessive grading. Only the far northwest <br />portion of this area has slopes which are too steep for <br />playfield development. <br />• This area is currently served by sewer and water. If the <br />school building is carefully located, access to the gravity flow <br />sanitary sewer can be accommodated. <br />• Vehicular access from Old Crystal Bay Read is relatively <br />unrestricted by topography. <br />• The physical relationship of the site to existing school facilities <br />is excellent.
