SITE ANALYSIS <br />Topography: The majority of the site, approximately 38 acres, shown <br />on Exhibit 3, is active agricultural land with varied topography <br />ranging from gentle to moderate slopes at the south, central, and <br />east portions of the site to steep slopes at the northwest portion. The <br />grade differential across the site is approximately 39 feet. \ densely <br />wooded ravine separates the north 12± acres of agricultural land <br />from the remainder of the property. This deeply cut ravine directs <br />major site drainage to the northwest corner, the low point of the site. <br />The southeast acres of the property' are flat and. densely <br />wooded. Although this portion of the site is at a relatively high <br />elevation, large areas are poorly drained and marshy, and generally <br />unsuitable for development. <br />Utilities: Gravity flow sanitary sewer exists only to the southwest <br />comer of the property, which is also the highest point of the site. <br />The gravity flow sewer terminates there at a manhole with an invert <br />elevation of 1013.50. A sanitary force main extends from that point <br />along the entire frontage of Old Crystal Bay Road and along the <br />majority of the Sixth Avenue North frontage. A water main exists <br />in the south 750 feet of Old Crystal Bay Road frontage only. The <br />subject site was intended for large lot residential development with <br />ojA-site utilities. Public utilities, therefore, are limited at this time.
