METHODOLOGY <br />The development potential of the subject site was evaluated through <br />the following sequence of tasks: <br />The site was inspected and analyzed to identify opportunities <br />and constraints related to development. The site's <br />topography, vegetation, drainage, street access, and utility <br />availability were evaluated. <br />The general site development requirements for the <br />contemplated elementary school were determined, including <br />building size, vehicular access, parking, and playfield needs. <br />A conceptual plan was prepared to illustrate a potential <br />elementary school development. <br />Based on the conceptual plan, the remainder of the site not <br />required for the elementary school was evaluated for its <br />ability to accommodate potential municipal facilities and/or <br />the hockey arena. <br />The results and conclusions of the preceding tasks are briefly <br />summarized in the following sections of this report.
