Out of a total property area in that zone of 12,645 square feet, it traii-T .^.ted into the 57% hardcover for the 7 5 foot to 250 foot zone. I am enclosing Appendix 1, which consists of a hardcover calculation worksheet and Exhibits "A" throuch "E" in support of our hardcover calculations. At the last meeting I had with you, you requested that I obtain a current survey relating to the driveway area within the 75 foot to 250 foot zone. That is attached to Appendix 1 as Exhibits "A** and ”B.” As you can see, the total square footage is 2,350 feet. In regard to t.he patio/deck calculation, the original survey which I reviewed at the beginning of this application process showed a deck approximately 15 feet deep and 3 4 feet wide, equalling approximately 510 square feet. As you will see from Exhibit ”C” attached to Appendix J . the actual hardcover which existed when Ms. Kelly purchased the property included a rockbed extending 45 feet in width and 19.6 feet out from the front of the home. It means there was actually hardcover related to the deck/patio area in the amount of 882 square feet at the time Ms. KelJv purch d the home. I have reflected that on the hardcover ca*’ ■ lor rksheet which is attached hereto as Appendix 1. regard to the landscape existing at the time of the purv i of the home, I have attached a separate Exhibit "D” and ••E" which is basically the City's calculations in regard to the rockbed hardcover currently existing on the property. That figure is 1,527 square feet, and :t is somewhat less than your calculation of 1,681 square feet in that your calculation included some rockbed that was created pursuant to the old deck proposal. I have not included that rockbed in my analysis ot the hardcover calculation, as it existed when Ms. Kelly purchased rhe property. In reviewing the vari'^us minutes of the Planning Commission and the City Council, it h become clear to me that the deck had to be reconstructed such ^ u it did not violate the average setback and such that th *.rdcover in the 75 foot to 2 50 foot range would be reduced. . am attaching hereto Appendix 2, which is the proposed hardcover calculation in the 75 foot * 250 foot zone, based upon the revised deck which is shown on exnibits "A" and "B" attached thereto.
