Out of a total property area in that zone of 12,645 <br />square feet, it traii-T .^.ted into the 57% hardcover for the 7 5 foot <br />to 250 foot zone. I am enclosing Appendix 1, which consists of a <br />hardcover calculation worksheet and Exhibits "A" throuch "E" in <br />support of our hardcover calculations. <br />At the last meeting I had with you, you requested that I <br />obtain a current survey relating to the driveway area within the <br />75 foot to 250 foot zone. That is attached to Appendix 1 as <br />Exhibits "A** and ”B.” As you can see, the total square footage is <br />2,350 feet. <br />In regard to t.he patio/deck calculation, the original survey <br />which I reviewed at the beginning of this application process <br />showed a deck approximately 15 feet deep and 3 4 feet wide, <br />equalling approximately 510 square feet. As you will see from <br />Exhibit ”C” attached to Appendix J . the actual hardcover which <br />existed when Ms. Kelly purchased the property included a rockbed <br />extending 45 feet in width and 19.6 feet out from the front of the <br />home. It means there was actually hardcover related to the <br />deck/patio area in the amount of 882 square feet at the time Ms. <br />KelJv purch d the home. I have reflected that on the hardcover <br />ca*’ ■ lor rksheet which is attached hereto as Appendix 1. <br />regard to the landscape existing at the time of the <br />purv i of the home, I have attached a separate Exhibit "D” and <br />••E" which is basically the City's calculations in regard to the <br />rockbed hardcover currently existing on the property. That figure <br />is 1,527 square feet, and :t is somewhat less than your calculation <br />of 1,681 square feet in that your calculation included some rockbed <br />that was created pursuant to the old deck proposal. I have not <br />included that rockbed in my analysis ot the hardcover calculation, <br />as it existed when Ms. Kelly purchased rhe property. <br />In reviewing the vari'^us minutes of the Planning Commission <br />and the City Council, it h become clear to me that the deck had <br />to be reconstructed such ^ u it did not violate the average <br />setback and such that th *.rdcover in the 75 foot to 2 50 foot <br />range would be reduced. . am attaching hereto Appendix 2, which <br />is the proposed hardcover calculation in the 75 foot * 250 foot <br />zone, based upon the revised deck which is shown on exnibits "A" <br />and "B" attached thereto. My client has agreed to remove all the <br />existing rockbeds and plastic ur.derliner, originally totaling 1,527 <br />square feet, thereby reducing the total hardcover in the 75 foot <br />A:
