Council had asked for <br />reductions in 250-500. Non-conforming shed in street yard <br />totals 100 s.f. The plan does not reflect removal of 519 s.f. of <br />landscape area within adjacent property credited against <br />applicant's hardcover. <br />In the denial resolution, staff has reviewed the previous <br />Council minutes to gather the necessary findings. It would be <br />helpful if Council would review the denial resolution for further <br />amendment and addition. In the denial of the application, <br />Council must provide guidelines to applicant as to what would be <br />allowed for a deck at lakeside of house. There is at a minimum a <br />5 foot drop from multiple sliding doors along lakeside of home. <br />What is a reasonable area for the deck an ’ access'stairs? <br />Council Action - <br />To adopt a resolution of denial or approval. <br />If denied, Council must provide direction regarding issue of <br />access from lakeshore of house to lake yard. <br />If approved, the resolution must be amended to include <br />Council's response on the following issues: <br />1, Average lakeshore setback. <br />2. Final removals of hardcover <br />a. Landscape areas - 75-250' (519 s.f. adjacent yard <br />and extended to include all <br />within setback areas) <br />250-500' <br />b. Is May 1, 1991 deadline acceptable for removals? <br />3. Is 1040 s.f. of new structural hardcover acceptable <br />(former deck 510 s.f.)? <br />What is reasonable exchange for structural to non- <br />structural 1899 s.f. as proposed by applicant (refer to <br />Exhibit B-1) . Additional non-structural hardcover or <br />structural hardcover can be removed in 250-500* zone.
