Zoning File #1603 <br />November 15, 1990 <br />Page 7 of 7 <br />Planning Commission members should determine if it will be <br />necessary for applicant to file covenants on non-residentia1 <br />accessory structures in preparation for future subdivision of <br />property. <br />Additional Coaments and Planning Commission Recommendation - <br />December 4, 1990 <br />Additional Exhibits <br />Exhibit I - Applicant's Letter <br />Exhibit J - Revised Comprehensive Survey <br />At the October Planning Commission meeting, Members <br />unanimously approved variances to the oversized accessory <br />structure ordinance for a guest house on the applicant's <br />homestead parcel located at 1700 Shoreline Drive. - In a 4-2 vote. <br />Planning Commission approved variances to the oversized accessory <br />structure ordinance for a greenhouse at 2,604 s.f, in area <br />proposed on a property located at 1075 Mi listen Road, based on <br />the condition that the property be legally combined with Mr. <br />Jacobs' homestead parcel resulting in a total of 33.7 acres, <br />the Planning Commission would not consider acting on the green­ <br />house application unless the applicant agreed to the legal <br />combination as the variances sought for the 2.7 acre parcel were <br />far too excessive. <br />If the properties are legally combined, only 2 variances <br />would have to be granted as follows; <br />1. Five oversized accessory structures on a property that <br />already contains one, for a total of six oversized accessory <br />structures. <br />2. Variance to allowed total area for accessory structures <br />on property; <br />Allowed = 6,000 s.f. <br />Proposed = 10,795 s.f. <br />The Planning Commission based their approval on the <br />following findings: <br />1. The property consists of 33+ acres in area. <br />2. The accessory structure ordinance does not provide <br />standards for an estate use. The covenants required under <br />the ordinance will provide to the City the necessary <br />controls to ensure oversized accessory structures are either <br />placed on future lots with residence structures or within a <br />specified period of time, the oversized accessory structures <br />would have to be removed. <br />ik-
