The setback <br />elong Willow Drive from those same intersecting curb lines has <br />not been met. <br />Review Exhibit C. The applicant proposes fieldstone bolder <br />wall with the landscaping proposed at the intersection of <br />Shadowood Drive and Cox Farm Road. Note walls are placed within <br />private property lines. Once again, staff advises that <br />appropriate easements be taken to maintain subdivision <br />landscaping. Staff has no further information as to the height <br />of the bolder wall, but the plans suggest that this may be part <br />of a low-profile landscape configuration, the walls do not <br />function as retaining walls. No land alterations are proposed <br />within the area. <br />Proposed Motions Moved by ___, seconded by ____, to approve the <br />final landscape plan for Fullerton Properties Inc. per plans by <br />Land Habitat Inc. dated 10/16/90, revised 10/22/90, and the <br />bolder walls proposed at the intersections of Shadowood Drive and <br />Cox Farm Road and the entrance monument to be installed at the <br />intersection of Willow Drive and Shadowood Drive, subject to the <br />condition that entrance monuments be placed within the private <br />property adjacent to road outlot and that the location of the <br />monuments be subject to the directives of Section 10.03, <br />Subdivision 16 of the Orono Municipal Code that would require a <br />30' setback along the projected curb lines of both intersecting <br />streets at the intersection of Willow Drive and Shadowood Drive. <br />Ayes _ _, nays _ _.
